Ottawa Real Estate: Rising Rates, Shifting Prices & Opportunities Worth Watching.

Ottawa Real Estate Market Update | October 2026

Interest Rates Are Rising. But What Does This Really Mean for Ottawa's Housing Market?

As we approach the final months of 2026, there are some interesting developments taking place in both the Canadian economy and Ottawa's real estate market. Whether you're thinking about buying, selling, investing, or simply keeping an eye on your property's value, there are a few things worth paying attention to.

Interest Rates Are Back in the Spotlight

The Bank of Canada has increased its benchmark interest rate by 0.25 percentage points, bringing it to 2.50%. This marks the first rate increase in three years, following an extended period of stability.

The decision comes as rising energy costs and global geopolitical tensions continue to put pressure on inflation. With Canada's annual inflation rate reaching 3.1% in September, the Bank of Canada faces a difficult balancing act: controlling inflation without placing additional strain on an already fragile economy.

For homeowners approaching a mortgage renewal, this is an important time to review financing options. For buyers, understanding how interest rates affect purchasing power is equally important.

One thing I always emphasize is that interest rates are only one piece of the real estate puzzle. Property values, inventory, negotiating opportunities, and your personal financial circumstances all play a role in determining when it makes sense to make a move.

What I'm Seeing in Ottawa's Housing Market

One of the more interesting shifts we're seeing is the return of negotiating power for buyers.

With more properties available and sales activity slowing, buyers have something they haven't enjoyed in quite some time: greater choice, more flexibility, and the opportunity to make decisions without feeling rushed.

I'm particularly interested in the condominium market, where softer pricing and increased inventory are creating opportunities for first-time buyers, downsizers, and investors. For those who have been waiting on the sidelines, this may be a market worth revisiting.

For sellers, the message is equally important. Properties are still selling, but buyers are more selective. Pricing a home correctly from the outset, presenting it beautifully, and ensuring it reaches the right audience can make a significant difference in both the time it takes to sell and the final sale price.

Is Now the Right Time to Make a Move?

That's a question I'm asked frequently, and my answer is always the same: it depends on your goals, your circumstances, and the opportunities available to you.

There is no single market that is perfect for everyone.

A buyer may benefit from today's increased inventory and negotiating flexibility. A seller may still achieve an excellent result with the right pricing and marketing strategy. And for homeowners approaching mortgage renewal, reviewing options well in advance can make a meaningful difference.

What matters most is having accurate information and a clear understanding of your options.
